A SCULPTURAL MASTERPIECE
The tower rises slender and sculptural, its geometry creating classical, serene and elegant Zen-like spaces.
A rectangular glass prism houses the functional requirements. Transparent surfaces connect inside and outside linking the occupants with the surrounding environment. A sensuous undulating terrace wraps each floor in a shady walk-around veranda that protects the glass from the sun as in traditional Florida homes. The walk-around veranda shapes the architecture: Glass balustrades form horizontal bands which change from floor to floor, thus creating the sculpture that is Regalia.
ONE ACRE OF OCEANFRONT
Regalia’s landscape is an expression of its seaside location as it captures the rhythm and form of the beach in long sweeping curves parallel to the shore. The beach forms a scenic and natural boundary to the pool deck overlooking the ocean. The pool itself is framed by a margin of stone in soft natural colors. Soft cropped turf of seashore grass surrounds the area in a lawn that gives way to gentle dune forms covered with tall native grasses in shades of sage and lavender. The cabanas, nestled among the dunes, are framed by low privacy walls of stone with clear views of the sea.

Apogee Beach
The Related Group of Florida recently launched preconstruction sales for Hollywood’s 22-story Apogee Beach Condo tower. Unlike preconstruction sales of condo’s during the 2004-2008 construction cycle, buyers at Apogee Beach in Hollywood will be required to give upfront 80% of the construction costs prior to the building opening which will limit the investors in the building. We expect most purchasers in the building to be end-users. The buyers will be required to give at contract 20%. 20% more down-payment at start of construction and estimated 40% at some point during the construction.
Apogee Beach will be located directly on the ocean in Hollywood Beach which is north of Sunny Isles Beach. It will have only 49 condo residences in a 22 storey building. Each unit will have a private elevator. We expect the building to be world class as it carries the name of Related’s other Apogee branded project which is located in South Beach

Porsche Design Tower
The latest trend in luxury living is brought to you by Porsche Design Group. The Porsche Design Tower in Miami is the first condominium complex that comes outfitted with elevators that take residents and their cars right to their units.
Set in Sunny Isles Beach, the $560 million condo tower is a collaboration between Porsche Design Group and developer Gil Dezer. The 57-story tower will occupy 2.2 acres and feature 132 units, each with its own parking pad within the unit. The development will come with three robotic car elevators that will take owners and their cars right to their pads, so they won’t have to get out of their car until they are in front of their unit. Once the car is parked, residents will be able to see their car through their living room window.
The elevators employ a robotic arm that works like an automatic plank. It places the car on the elevator and delievers the resident and their car to the appointed floor, where the arm parks the car and delivers the resident to their unit. “What this is really doing is taking two technologies that have existed for centuries and putting them together,” said Gil Dezer, president of Dezer Properties. “It’s taking the robotic arm and it’s putting it in an elevator.”
